We’re midway through June, and the real estate market in Williamson County continues to show strong momentum—especially in the luxury segment. New listings are hitting the market daily, giving buyers more opportunities, while sellers are still benefiting from strong sale prices. As of early June, the county’s median home value sits near $927,000, with luxury listings often starting at $1.5M and climbing well beyond $5M depending on location and amenities.

Increased inventory this month—up over 8% from last—has added a healthy balance to the market. While we’re no longer in the ultra-competitive frenzy of recent years, demand remains solid, especially for well-maintained, move-in-ready homes in desirable areas like Brentwood, Franklin, and College Grove. Luxury buyers continue to prioritize privacy, outdoor living, and high-end finishes, which has made large-lot properties and estate homes especially popular.

For sellers, this means pricing correctly is key. Overpricing will cause a listing to sit longer, even in this strong market. Buyers, on the other hand, now have a bit more negotiating power and time to make thoughtful decisions—particularly in the $1M+ range.
